1 July 2026 – For quite some time, we have been working on future-proofing CTS GROUP. We continue to optimize our processes, strengthen our partner network, and maintain a strong focus on efficiency. A major milestone in this development is the construction of our new facility at Schiphol Trade Park. Named The Double, this project brings together multiple building functions under one roof at this strategic location. A cross-dock facility, logistics warehouse, and office space will all be integrated into one innovative, multi-level concept. Construction is expected to commence in October 2026.
Why we are building
Space in the region where we operate is limited. To continue serving our customers effectively, operational efficiency is becoming increasingly essential. To ensure we can meet these demands well into the future, we are investing in a new, modern working environment designed entirely around the way we operate. Our new facility will bring all of our activities together under one roof while further expanding our capacity. This will enable us to create a location where logistics flows are faster and more efficient, while maintaining the personal approach that defines our service.
Building upwards, smarter
The Double is far more than a standard logistics facility. It is where our No Limits ambition quite literally takes shape. In a region where available land is scarce, we are building upwards with a unique, multi-level logistics facility. What makes The Double truly distinctive is its stacked design. The ground level will be dedicated to cross-dock operations, while the upper level will accommodate logistics and e-fulfilment activities. By stacking these functions vertically, we maximize the use of available space and bring the different stages of the logistics process closer together.
At the heart of the design is an innovative cross-dock with loading docks on both sides, allowing shipments to move seamlessly through the facility while enabling a highly efficient, compact operation. By integrating warehousing, cross-dock operations, and office space within a single building, the different elements of our operation connect naturally. The result is shorter communication lines, faster processes, and reduced turnaround times.
A future-ready facility
A building designed for the future requires a sustainable foundation. The Double is being developed with ambitious sustainability goals, targeting BREEAM Excellent certification. The facility will be connected to the collective energy system at Schiphol Trade Park—an innovative shared energy network that offers a valuable solution in a region where grid capacity is under increasing pressure. Our ambition is for the building to be virtually self-sufficient in meeting its own energy needs.
Our vision extends beyond the building itself. Nature-inclusive design, biodiversity, and a healthy, enjoyable working environment for our colleagues are integral to the project, both inside and around the facility. At the same time, the layout is designed to encourage collaboration and strengthen connections between departments. In doing so, we are investing not only in our own future but also in the future of the environment in which we operate.
This connection to our surroundings is also reflected in the choice of location. Schiphol Trade Park is strategically situated close to Schiphol Airport and forms part of one of Europe’s most sustainable and circular business parks, located in one of the continent’s leading logistics regions. While remaining in the same region, we are relocating to a site that is even better suited to our European pallet distribution operations. This allows us to stay close to our customers, partners, and colleagues, while our trucks continue to depart daily for destinations across virtually every part of Europe.
This is just the beginning
The construction agreement has been signed, and preparations are well underway. Construction is expected to begin in October 2026 with the installation of the first foundation pile. We are proud to be delivering this project together with a strong team of partners: architect Quadrant4, contractor Hercuton, and project manager 4Building. Over the coming months, we look forward to taking you behind the scenes of this unique development and sharing regular updates on the construction progress through our channels.
